About the Dutch housing market

The Netherlands, with Amsterdam as its capital, has a lot to offer. With an area of 42,000 km² and a population of over 17 million, the Netherlands is a densely populated country with an interesting housing market. The ongoing growth in households combined with a housing shortage creates interesting opportunities for investors worldwide.
 

The number of households is expected to grow at least until 2060

Demographic developments have a very large impact on the demand for homes. In 2022, there was an exceptionally strong population growth and the average household size decreased from 2.19 to 2.13. In addition, a strong increase in the number of people aged 75 and over is expected in the next ten years. 

New homes are needed

With a growth in population and households, the housing market faces a considerable challenge. New homes are needed. In the past few years, construction levels were too low to keep up with the demand. And they still are. As a consequence, the Netherlands faces a considerable housing shortage, especially in the urban regions. The shortage is now estimated at 325,000 homes (2023) and is expected to increase further.
