The transaction volume on the Dutch residential investment market totaled 5.55 billion euros in the first three quarters of 2022. This is 32% higher than in 2021, when the transaction volume amounted to 4.2 billion euros in the same period. This is evident from an analysis by Capital Value. Despite the current market conditions, the Dutch residential investment market is holding up well. However, it is expected that the fourth quarter, normally the strongest quarter, will be less significant this year. In 2021, a total transaction volume of 7.2 billion euros was realised.

The transaction volume in the third quarter grew at a normal rate compared to the first half of the year: a total of 1.5 billion euros in transactions was measured. The larger share of investments in existing housing stock is striking: in 2021 only 38% of the volume was invested in existing home. In the first three quarters of 2022 this percentage already increased to 46%. The current market conditions, including the announced regulation of mid-market rents, rising capital market interest rates and high construction costs, lead us to expect that the residential investment market will cool down.
