Capital Value launches Housing Contruction Monitor of the Netherlands

To better coordinate the supply of new-build homes with demand requires more detailed insight into construction projects and plans at the national level. To help bring this about, Capital Value is launching the Nationale Woningbouw Monitor, or National Housing Construction Monitor: an interactive map of the Netherlands that visualises all new-build projects in the Netherlands, both quantitatively and qualitatively. The National Housing Construction Monitor is the result of a collaboration between Capital Value and Shint? Labs, developer of data analytics solutions.  

Qualitative insight into new build plans
The National Housing Construction Monitor is a tool for the national government, municipalities, housing associations, investors and developers that does more than merely register where construction projects are underway. The Monitor also registers the status of each project (construction start, completion), the target demographic (regular, young people, senior citizens) and the market sector (rental or owner-occupied and price range).

A tool for measuring potential delays in construction projects
By including information about project phases, including the construction start and completion dates, the tool makes it possible to estimate the planned stock in specific regions at any time. This offers insight into the extent to which the government’s objective of 100,000 homes per year is being achieved, and allows any delays in construction projects to be identified at an early stage.

Many local and regional initiatives, but national-level insight is lacking
The fact that insight into the housing stock is essential for decision-making is illustrated by the growing number of initiatives by municipal and provincial governments to map out construction plans. “This is a positive development,” says Marijn Snijders, managing director of Capital Value. “And with the National Housing Construction Monitor, we are taking it a step further. Our contribution is to offer not just quantitative but also qualitative insights, in order to better coordinate supply with demand.”
