Amphia sells hospital site in Oosterhout to NBU

Amphia has sold the hospital site on Pasteurlaan in Oosterhout to NBU (Nederlandse Bouw Unie). The developer from Etten-Leur plans to build nearly 400 homes in the area. Capital Value facilitated the transaction on behalf of Amphia. The planned transfer will take place in January 2025.

NBU will take over the site from Amphia at the beginning of 2025. Until the move to the adjacent location, Amphia will lease back the current building. Once Amphia has relocated, the existing hospital building will be demolished to make way for residential construction. In constructive collaboration with the municipality of Oosterhout and other stakeholders, NBU will develop plans for a robust area development.

The future vision for the current Amphia site in Oosterhout includes the preservation and development of significant medical facilities for Oosterhout and the region, the addition of approximately 400 homes, a spacious public transport facility (OV hub), and parking facilities appropriate for the mentioned functions. As is customary in NBU’s area developments, the plan will be characterised by a natural, green foundation.

The transformation of the Amphia site fits well with NBU, says Deputy Director Thijs Voesenek: “We enjoy putting together an inner-city puzzle. That is one of the reasons we were attracted to this location. And it has a nice size.

We roll up our sleeves to shape the urban design of the neighborhood and the subsequent design of the buildings. Of the approximately 400 homes, more than 100 are intended for social rent, and another 80 for mid-priced rent. The remaining homes are intended for sale in the mid-priced and free segment.”
